SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval April 7, 1980:

40019 2416 Thirty-fourth Street
David Bentz Enterprises 6 (new)
Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above projeci.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.

A demolition permit was issued December 21, 1979 and one house was removed by ~~v ~~
January 22, 1980. A plan check has been issued by the Building Department but,~;'~'~~ ~z~

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map. by approving the attached
Resolution.

AND APPROVING SUBDIVISION MAP OF
TRACT N0.40019
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 40019 in the City of
Santa Monica presented by David Bentz Enterprises, Inc., being
a subdivision for condominium purposes of a portion of Lot 248,
Tract No. 1980, as shown on Map recorded in Book 21, Page i52,
of Maps, Records of Los Angeles County, be and-the same hereby
is accepted and approved..
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authen-
ticated by the Seal of the City of Santa Monica.
SECTION 3. That the-City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
