Introduction
This report transmits a Final hlap for City Council approval of the following
condominium project which received Tentative Approval April 7, 1980:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
A demolition permit was issued March 23, 1979 and three units removed by April 7,
1981. A building permit was issued March 2, 1981 and palm trees are being
relocated on the property to allow construction to begin.
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map. by approving the attached
Resolution.

AND APPROVING SUBDIVISION MAR OF
TRACT NO. 37382
THE CITY COUNCIL OF THE CITY OF SAN^tA MOPIICA DOES RESOLVE.
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 37382 in the City of
Santa Monica presented by Charles C. Hou and the Hsueh Company,
both general partners in Nineteenth Wilshire Developers; being a
subdivision for condominium purposes of a portion of Lot 3,
Block 8, Green Acres Tract, as shown on Map recorded in Bock 9,
Page 326 of Maps, Records of Los Angeles County, be and the same
hereby is accepted and approved.
SECTION 2. That the City Clerk. hereby is authorized and
directed to endorse upon the face of said Map this order authen-
ticated by the Seal df the City of Santa Monica.
SECTION 3. That-the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
