SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval April 16, 1979 with
extensions granted to April 16, 1981:

36801 812-818 Sixteenth Street Show-Clang Tsu, Chang-Huan Hsueh 12 (new)
and Charles C. Hou
Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Fir.al i~1ap conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
Ten dwelling units were removed before March 30, 1979 by demolition permit issued
March 23, 1979. Cohstruction is underway by permit issued January 16, 1980.'
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.

Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.. by approving the attached
Resolution.

SECTION 1. That the Map of Tract No. 36801 in the City of
Santa Monica presented by Show-Liay Tsu, Chanq~-Huan Hsueh and
Charles C. Hou, general partners in THH Development, being a
subdivision for condominium purposes of Lots C and D, Blcck 11,
Amended Map of the Town of Santa Monica, as shown on Map recorded
in Book 39, Pages 45 to 51, inclusive, of Miscellaneous Records,
Records of Los Angeles County, be and the same hereby is accepted
-and approved.
SECTION 2. ,That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authen-
ticated by the Seal of the City of Santa -"ZOn1Qa.
SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the-same shall
be in full force and effect.
