SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval June 20, 1980:
TRACT ADDRESS DEVELOPER UNITS
40340 2722 Third Street Douglas, Emmett & Assoc. 4 (new)
Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local la4as and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
The property had long been vacant when purchased by the developers November 30,
1979. A Coastal Permit was issued for the project November 19, 1980. Construc-
tion has not yet begun.

Alternatives
i. Approve the final subdivisiop-map if the City Council finds thaf the fina l
subdivision map is in substantial compliance with the tentative subdivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial- compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 66474. -
Recommendation
It_is respectfully recommended that the final map be approved. unless the
Council. makes the required findings for denial set forth in Section 66474 of
the Government Code.
