Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval June 2, 1980:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and 'regulations and applicable General
Plan Elements. The Final f4ap conforms to the Tentative Map. The License Division
reports that the developer has zither paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
The long vacant property was purchased November 30, 1979. On Oecernber 19,.1979
the Coast Commission issued a "Notice of Intent to :Issue Permit" for construction
of this project and conversion of two 16-unit apartment buildings to 12 condo-
minium units each. .Neither construction nor conversion has begun.

Alternatives
1. Approve the final subdivision map if the City Council finds that the final
subdivision map is in substantia l compliance with the tentative subdivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial compliance with the tentative-
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 66474. -
Recommendation
It_is respectfully recommended that the final map be approved unless the
Council makes the required findings for denial set forth in Sectidn 66474 of
the Government Code.

order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the
adoption of this resolution and thenceforth and thereafter the
same shall be in full force and effect.
