SR-052681-11B// lL1Av 2 a 1982 T0: Mayor and City Council FROM: City Staff SUBJECT: Final Map Approval Introduction This report transmits a Final Map for City Council approval of the following Santa Monica, California, May 26, 1981 condominium project which received Tentative Approval June 16, 1980: TRACT AnnRFSs 39739 933 Ninth Street Background DEVELOPER Iraj & Shahnaz Beroukhim, Manoochehr & Parivash Sabar, & James & Fereshteh Nosratian UNITS 6 (new) After public hearing and careful review of the record and staff recommendations, the City Planning Commission approved the Tentative Map for the above project. The action of the Planning Commission was based on its finding that the pro- posed subdivision should cause no substantial environmental damage and is in conformance with all state and local laws and regulations and applicable General Plan Elements. The Fir.al f4ap conforms to the Tentative Map. The License Division reports that the developer has either paid or agreed to pay the condominium tax. The Building and Safety and Fire Departments indicate that the project mee*_s present fire safety requirements. Approval by the County Engineer's office has been received for the project. The property was vacant when purchased September 1979. Four units had been demolished by a permit issued April 5, 1979. A Building Permit was issued February 20, 1981 and excavation was begun April 20, 1981 and is partially completed. 1l ~diAY 2 6 1981 Mayor and City Council Page 2 Alternatives S. Approve the final subdivision map if the City .Council-finds-that the final subdivision map is in substantial compliance with the tentative subdivision map. 2. Disapprove the final.subdivision map if the City Council finds that the final subdivision map is not in substantial compliance with the tentative- subdivision map or if the City Council makes any of the findings set forth in Government Code Section 66474. - Recommendation It is respectfully recommended that the final map be approved unless the Council makes the required findings for denial set forth in Section 66474 of the: Government Code.
