Introduction
This report transmits a Final Map for City Council approval of the follo:~~ing
condominium project which received Tentative Approval August 6, 1979:

After public hearing and careful revie~.v of the record and staff recommendatiea ,
the City P?arming Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and s ir:
conformance with a17 state and local la~;rs and regulations and applicable ~~neral
Plan Elements. The Final Map conforms to the Tentative f4ap. The Licera~ Yi~i'Jn
reports that the developer has either paid or .agreed to pay the condomi<<iu-! tax.
The Building and Safety and Fire Departments indicate that the project-:eets
present fire safety. requirements. Approval by the County Enoineer's of"ice h>_~
beem received for .the project.
The property was purchased as a vacant lot in August:'}980 and the developer
states the .property was vacant April l0, 1979. A buiiding pewit was issued
March 15, 1980 and the lot was fenced. Further. construction awaits final
approval of the Map.

Alternatives
i. Approve the final subdivision map if the City Council finds that the final
subdivision map is in substantial compliance with the tentative subdivision
map.
Z Disapprove the final subdivision map if the-City Council finds that the
final subdivision map is not in substantial compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 66474.
Recommendation
Tt is respectfully recommended that the final map be approved unless the
Council makes the required findings for denial set forth in Section 66474 of
the Government Code.
