After public hearing and .careful reviee~r of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on their finding that the proposed
subdivision is in conformance with all state and local laws and regulations and
applicable General Pi an Elements. The Final Map conforms to the Tentative Map.
The License Division reports that the developer has either paid or agreed to pay
the condominium tax. The Building and Safety and Fire Departments indicate that
the project meets present. fire safety requirements and that the owner has agreed
to install approved ionic smoke detector devices in each unit. Approval by the
County Engineer's Office has been received for the project.
This project consists of a 3-story, 8,920 sq:ft. office building considered a con-
version because construction was begun before making application to make the units
condominiums. The Planning Commissio m required a handicapped ramp as a condition
of approval. This has been installed.

i. Approve the final subdivision map if the City Council finds that the final
subdivision map is in substantial compliance with the tentative subdivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 66474..
Recommendation
It is respectfully recommended that .the final map be approved unless the
Council makes the required findings for denial set forth in Section 66474 of
the Government Code.

AND APPROVING SUBDIVISION MAP OF
TRACT N0. "1451
THE CITY COUNCIL OF THE CITY OF SANTA MO~JICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 4461 in
the City of Santa Monica be and the same. hereby accepted and
approved.
SECTION 2. That the City Clerk hereby is authorized
and directed to endorse upon the face of said Map this
order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify. to the
adoption of this resolution and thenceforth and thereafter the
same shall be in full force and effect.
