SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of -the following
condominium project which received Tentative Approva] January 5, 1981:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with ail. state and local laws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Mao. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
A rent control exemption was granted July 3, 1980 and two d~r~elling units t=were
demolished bet~,aeen December l0 and 15, 1980. A building permit was issued
April 21, 1981 and the footings have been poured. The Council denied a vested
right but granted a hardship exemption on condition that the applicant pay an
in-lieu fee for low-moderate income housing.

Alternatives
1. Approve the finale subdivision map if the City Council finds that the final
subdivision map is in substantial compliance with the tentative subdivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 66474.
Recommendation
It is respectfully recommended that the final map be approved unless the
Council makes the required findings for denial set forth in Section 66474 of
the Government Code.

TFIE CITY COUNCIL OF THE CITY OF SANTA MO~JICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. _ 41576 - in
the City of Santa Monica be and the same hereby accepted and
apoi-oved.
SECTION 2. That the City Clerk hereby is authorized
and directed to endorse upon the face of said i4ap this
order authenticated by the Seal of the City of Santa h1onica.
SECTION 3. That the City Clerk shall certify to the
