Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval i'Jovember 3, 1980:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local Taws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
Demolition of five units was done between 'larch 29 and April 5, 1979. Construc-
tion has not been undertaken. The subdividers purchased the property in July 1978.
A preliminary revie~~i was made by the Planning Commission March 17, 1980 and con-
tinued through reviews to iovember 3, 1980 when Tentative Map approval was granted
subject to Architectural Review which took place January 21, 1981.

Alternatives
1. Approve the final subdivision map if the City Council finds that the final
subdivision map is in substantial compliance with the tentative suodivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial- compliance with the tentativE
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 65474.
Recommendation
It is respectfully recommended that the final map be approved unless the
Council makes the required findings for denial set forth in Section 00474 of
the Government Code.
