Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval December 1, 1980:

Background
After public hearing and careful review of .the record and staff recommendations,.
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause. no substantial environmental damage and is in
conformance with aTl state and local laws and regulations and applicable General
Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division
reports that. the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements: Approval by the County Engineer's office has
been received for the project.
One dwelling and a guest house were demolished between August 15 and September 1,
1980, having received exemption for the purpose of removal in July 1980 from the
Rent Control Board. The developer purchased the property in December 1981 and
began ;construction March 14; 1981 and is currently in the framing stage of
construction.

Alternatives
1. Approve-the finai subdivision map if the City Council finds that the final
subdivision map is in substantial compliance with the tentative subdivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 66474.
Recommendation
It is respectfully recommended that the final map be approved unless the
Council makes the required findings for denial set forth in Section 66474 of
the Government Code.
