Introduction
This report transmits a Final Map for City Council approval of the fallowing
condominium project which received Tentative Approval

Background
After public hearing and careful review of the. record. and staff recommendations,
the-City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its findino that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with ail state and local laws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
The developers purchased the property January 12, 1979. On'it;is_only°
the shell rofan abandoned single-family house which had been gutted by fire.
Neither a demolition nor building permit has been applied for. At 'its Juhe Zl,.
1979 meeting,. the Interim Rent Control Board granted an exemption for the property
in consideration of the hazard its condition posed to the community as it existed.

subdivision map is in substantial compliance with the tentative subdivision
map.
2. Disapprove the final subdivision map if the City Council finds that the
final subdivision map is not in substantial- compliance with the .tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 60474.
Recommendation
It is respectfully recommended that the final map be approved unless the
Council. makes the required findings for denial set forth in Section 60474 of
the Government Code.

A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF SANTA MONICA ACCEPTING
AND APPROVING SUBDIVISION MAP OF
TRACT N0. 38288
THE CITY COUNCIL OF THE CITY OF SANTA MOPdICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 38288 in
the City bf Santa Monica be and the same hereby accepted and
approved.
SECTION 2. That the City Clerk hereby is authorized
and directed to endorse upon the face of said Map this
order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shalt certify to the
adoption of this resolution and thenceforth and thereafter the
same shall be in full force and effect.
