Introduction
This report transmits a Final Map for City Council approval of the `roila~uing
condominium p?°oject ~rrhich received Tentative Approval February 7.0, 1981:

Background
After public hearing and careful review of the record-and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project,
The action of the Planning Commission seas based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local lases and regulations and applicable General
Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division
reports that the de~relooer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the praject meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
This project is not a condominium project but a subdivision of Lot 85, Tract ido.
1980, into three individual lots approximately 40' x 150' each in the R1 District.
The site s•ras vacant s•rhen purchased in January 1981. Construction began in Play 1981
on vahat had been a parking lot and the three single-family homes are 95 completed.

I. Approve-the final subdivisior. map if the City Council finds that the final
subdivision map is in substantial compliance with the tentative subdivision

2. Clisapprove the final subdivision map if the City Council finds that the.
final subdivision map is not in substantial compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 664740
Recammendation
It is respectfully recorr~ended that the final map be approved unless the
Council makes the required findings fer denial set forth in Section 66474 of
the Government Code.

AS FOLLOWS:
SECTION 7. That the Map of Tract No. 1421Fz in
the City'of Santa i4onica be and the same hereby accepted and
aparoved.
SECTION 2. That the City Clerk hereby is authorized
and directed to endorse upon the face of said t4ap this
order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the
adoption of this resolution and thenceforth and thereafter the ---
same shall be in full force and effect.
