This report transmits a Final Map far City Council approval of the follovting
condominium project vahioh received Tentative Approval February 20, 198T;

Background
After public hearing and careful review of the record and staff recommendations;
the City Planning Co+~ission approved the Tentative Map for the above project.
The action of tore Planning-Commission eras based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local lays-and regulations and applicable General
Plan Elements. The Final t4ap conforms to the Tentative ~+iap. The License Division.
reports that the. developer has either paid or agreed tp pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
This project is not a condominium project but a subdivision of lot 76, Tract ldo.
1980, into three individual lots approximately X40' x i50`each in the RI District.
The site-was vacant when purchased in January i98i. Construction began in f~iay 1981
on a~rhat had been a parking lot and the three single-family homes are 95% completed.

Rlternatives
1, Approve the final subdivision map if the City- Council finds that the final
subdivision map is in substantial compliance with the tentative subdivision
map,
2. Disapprove the final subdivision map if the City Cocfncil finds t;~at the
final subdivision map is not in substantial compliance with the tentative
subdivision map or if the City Council makes any of the findings set forth in
Government Code Section 50474.
Recommendation
It is respectfully recorrsnended that the final map be approved unless the
Council makes the required findings for denial set forth in Section 66414 of
the Government Code,

THE CITY OF SANTA MONICA ACCEPTING
AND APPROVING SUBDIVISION MAP OF
TRACT N0. 14217
THE CITY COUNCIL OF THE CITY OF SANTA MO°JICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 14217 in
the City of Santa i4onica be and the same hereby accepted and
aparoved.
SECTIOPJ 2. That the City Clerk hereby is authorized
and directed to endorse upon the face of said Map this
order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the
adoption of this resolution and thenceforth and thereafter the
same shall be in full force and effect.
