Review of the above indicates that specific. expiration dates should
be established for Architectural Review, Site Review, Approval in
Concept, Environmental. Impact Reports and Negative Declarations.
Home Occupations are tied to the business license and are not
effective without a valid license.. Condominium Permits were
removed at the time the Condominium Ordinance was amended and a
Conditional Use Permit was substituted instead.
Recommendation
In view of the many problems that can arise due to lack of expira-
tion periods, it is respectfully recommended that the City Attorney
be requested to prepare an ordinance establishing expiration periods
for the following actions:

Approval in Concept
Environmental Impact Report
Negative Declaration
