SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval June 2, 1980:

13358 1201-1207 California Avenue Carlos & Jose Siderman, q (new)
Pacific Construction Designs,Inc.
Background
After public hearing and careful review of the record and staff recommendations,
the City. Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its. finding that the pro-
posed subdivision should cause no substantial environmental dramage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
One dwelling unit was removed in March 1980 by permit issued February 7, 1980.
Cohstruction began in September 1980 on property acquired February 29,1980.

State and City ordinances. require approval of final subdivision maps which comply
with approved Tentative Maps.

Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.by approving the attached
Resolution.

AND APPROVING SUBDIVISION MAP OF
PARCEL NO. 13358
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 40301 in the City of
Santa Monica presented by Charles C. Hou, owners, being a sub-
division for condominium purposes of portions of Lots .M and N,
Block 64, Amended Map of the Town of Santa Monica, recorded. in
Book 39, Pages 45 to 51, inclusive, of Miscellaneous Records, Records
of Los Angeles County, be and the same hereby. is accepted and
aPProved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said ?Kap this order authenti-
Gated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the. same shall
be in full force and effect.
