SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval June 18, 1979, extended to
June 18, 1981.
TRACT ADDRESS DEVELOPER UNITS
36606 1128 Fifteehth Street Paul Teh-Yu Chu, Stone Lin,
Michael Hsu, and CeY. Liu 5 (new)
Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and. is in
conformance with all state and local laws and regulations and applicable General
Pian Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
The property was purchased November 27, 1978 and 3 units removed by February 13,
1979. Construction is 80% completed having begun February 1, 1980.
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.by approving the attached
Resolution.

AND. APPROVING SUBDIVISION MAP OF
TRACT NO. 36606
THE CITY COUNCIL OF THE CITY OF SA24TA MOP:ICA DOES RESOLVE
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 36606 in the City of
Santa Monica presented by Paul Teh-Yu Chu, Stone Lin, Michael Hsu,
C.Y. Liu, General Partners in Wellesley No. 3, being a subdivision
for condominium purposes of Lot F, Block 86, of the Amended Map
of The Town of Santa Monica, as shown on Map recorded in Book.
39, Pages 45 to 51 inclusive of Dliscellaneous Records, Records
of Los Angeles County, be and same hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Piap this order authenti-

SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
