Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval June 2, 1980:
TRACT ADDRESS DEVELOPER UNITS
36294. 1020-1022 Ocean Park Blvd. S., Kivo,-J: Brown, T.& C. Mersola 8 (new)
Background
After public hearing and careful review of the record and staff recommendations.,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
Two units were demolished between February 15 and 16, 1979 by permit issued
February 1, 1979. Construction'is underway by permit issued December 4, 1979.
Alternatives
State and City ordinances require apprcval of final subdivision maps which comply
with approved Tentative Maps.

Recommendation
Inasmuch as the. Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.by approving the attached
Resolution.

THE CITY COUNCIL OF THE CITY OF SANTA MOriICA DOES RESOLGr,
AS FOLLOWS:
SECTION 1. That the Map of Tract No_ 36294 of the City of
Santa Monica presented by Ocean View Condominium,a joint venture
composed of Leeward Development Corporation and Mersola
Construction, Inc., being a subdivision for condominium purposes
of a portion of Lot 29, Block 33, East Santa Monica Tract, as
shown on Map recorded in Book 17, Pages 95 through 98, of
Miscellaneous records in~the Office of the County Recorder of
Los Angeles County, be and the same hereby is accepted and approved.
SECTION 2. .That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authenti-

SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
