SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following.
condominium project which received Tentative Approval September 17, 1979:

Kurtz, Loren Caplin, Gene Cunningham
Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its. finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final Map conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
The land was vacant prior to April 10, 1979. The Coastal Commission has required
that 2 of the 12 units be low to moderate income units. No application has been
made fora building permit.
Alternatives
State and City ordinances require apprcr•al of final subdivision maps which comply
Faith approved Tentative Maps.

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax .has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map-by approving the attached
Resolution.

AS FOLLOWS:
SECTION 1. That the Map of Tract No. 37381 in the City of
Santa Dlonica presented by Joel F. Ladin, Michael E. Kassan,
Barry Kurt z,LOren P. Caplin and-Gene Cunningham., partners in
3019-Third Street, Ltd, owner, by Pacific Environmental Resources,
KLK Investments and Pan Financial Alliance, general partnerships,
being a subdivision for condominium purposes of Lots 24 and 25,
Block E, Santa Fe Tract, as shown on Map recorded in Book 18,
Page l7 of Miscellaneous Records,' Records of Los Angeles County,
be and. the same hereby is accepted and approved.
SECTION 2,. That. the City Clerk hereby is .authorized and
directed to endorse upon the face of said t4ap this order authenti-
cated by the Seal of the City of Santa Monica.
Section 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same-shall
be in full force and effect.
