SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval November 19, 1979:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action cf the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final P4ap conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements

An exemption was granted by the Rent Control Board May I7, 1979. One unit was
demolished between June land 3, 1979 on a permit issued April 6,.1979. Construc-
tion has not begun.
Alternatives
State and City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.

THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLG~
AS FOLLOWS:
SECTION 1. That the Map of Tract No. 37983 in the City of
Santa Monica presented by Kenneth E. Schueler and Luis Villalobos,
general partners in 1030 Bay Street Associates, being a subdivision
for condominium purposes of Lot 62, Tract No. 5512, as shown
on Map recorded in Book 59, Pages 1 and 2 of D1aps, Records of
Los Angeles County, be and the same hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authenti-

SECTION 3. That the City Clerk shall certify to the adoption
of this resolution and thenceforth and thereafter the same shall
be in full force and effect.
