SUBJECT: Final Map Approval
Introduction
This report transmits a Final Map for City Council approval of the following
condominium project which received Tentative Approval October 16, 1978, extended
to October 16, 1980:

Background
After public hearing and careful review of the record and staff recommendations,
the City Planning Commission approved the Tentative Map for the above project.
The action of the Planning Commission was based on its finding that the pro-
posed subdivision should cause no substantial environmental damage and is in
conformance with all state and local laws and regulations and applicable General
Plan Elements. The Final ~4ap conforms to the Tentative Map. The License Division
reports that the developer has either paid or agreed to pay the condominium tax.
The Building and Safety and Fire Departments indicate that the project meets
present fire safety requirements. Approval by the County Engineer's office has
been received for the project.
Eleven units were demolished between April l,ahd June 30, 1979 by a Permit issued
March 16, 1979. Rent Contro4 exemption was granted by Board-June 21, 1979. Con-
struction plans are being corrected for resubmission for a Building Permit.
Alternatives
State and. City ordinances require approval of final subdivision maps which comply
with approved Tentative Maps.

Recommendation
Inasmuch as the Final Map conforms to the approved Tentative Map, the buildings
meet required safety standards and the tax has been paid or an agreement to pay
executed, it is respectfully recommended that the City Council affirm the find-
ings of the Planning Commission and approve said Map.

AS FOLLOWS:
SECTION 1. That the Map of Tract No. 35510 in the City of
Santa Monica presented by Raymond Lepore and Gary F. Cox,
general partners in Lepore and Associates, being a subdivision
for condominium purposes of Lots 41 and 42,.Tract No. 5512, per
Map recorded in Book 59, Pages 1 and 2 of Maps, Records of Los
Angeles County, be and the same hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and
directed to endorse upon the face of said Map this order authenti-
Gated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption
of this resoultion and thenceforth and thereafter the same shall
be in full force and effect.
