SUBJECT: Renovation of Old Fire Station at Clover Park
Introduction
This report describes contacts between City staff and community
residents regareing the future of the old Fire Station at Clover
Park. It recommends that the City Council authorize the City
Manager to ask .the developer of 2101 Ocean Park Boulevard to
refurbish the building for use as a childcare center on the ground
floor as stipulated in the development agreement between the City
and the developer.
Background
On September 14, 1982 the City entered into an agreement with the
2701 Ocean Park Corporation which stipulated, among other things,
that in lieu of providing a 4,000 square foot daycare center on
site (or paying-the City $20,000'for each 1,000 square feet the
size of the daycare facility would be reduced), the City could
request the developer by January 1, 1983 to refurbish and restore
the oid Fire. Station at Clover Park fcr use as a daycare center.
City staff, with the help of Geraldine Kennedy of the Com.-nunity
Planning Coalition, convened two meetings with interested community

After an initial discussion, a tour of the station was held and
the City Manager was invited to provide clarification on the terms
of .the agreement. About 25 people participated in the two meetings.
The consensus reached at the second and final community meeting was,
that the developer should be asked to refurbish the .ground floor as
a daycare center and that the second floor (consisting of 2,000 square
feet) be refurbished for a multi-use recreational facility. utilizing
volunteer community labor and available city resources. Storage space
for soccer eguipmeht could be provided beside the building, and.with;n
the .fence, oa the ground floor.
The square footage available on the ground floor and the fenced-in
outdoor space cah accommoda~e aaproximately 25 pre-schoolers. If
reinforced, the second floor could accommodate up to 100 people in
a meeting setting
In reviewing proposed uses for the old Fire Station, the Recreation
and Parks Commission at its November 18th, 1982 meeting, expressed
suaport for utilizing the development agreement to refurbish the
building with the second floor available for the oridest possible use

to the com•nunity. In addition, the Commission asked that weekend
use of portions of the first floor a3 so be explored for appropriate
activities.
Recommendation
City staff recommends that the City Council authorize the City
Manager to request the developer of 2i01 Ocean Park Boulevard to
restore and renovate the old Fire Station at Clover Park for use as
a daycare facility on the ground floor of the building.
