A proposed Contract For Sale Of Land For Private Redevelopment has been submitted by the United States Condominium Corporation for the development of low and moderate income elderly housing units pursuant to the Exclusive Negotiation Agreement approved by the Redevelopment Agency on February 26, 1980. The attached resolutions set the required joint public hearing for June 24, 1980, and authorizes the publication of the required legal notices. Recommendation It is recommended that: 1. The Redevelopment Agency approve the attached resolution setting a joint public hearing to consider the sale of Ocean Park Project land to the United States Condominium Corporation; and, 2. The City Council approve the attached resolution setting a joint public hearing. to consider the sale of Ocean Park Project land to the United States Condominium Corporation. Prepared by: John Hemer JH:mh Attachments G MAY 2 7 1980 RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF SANTA MONICA AUTHORIZING THE SETTING OF A JOINT PUBLIC HEARING TO CONSIDER THE PROPOSED DISPOSITION OF REAL PROPERTY IN THE OCEAN PARK REDEVELOPMENT PROJECT 1(b) TO UNITED STATES CONDOMINIUM CORPORATION. WHEREAS, in furtherance of the objectives of the Community Redevelopment Law, the Agency is engaged in carrying out the Ocean Park Redevelopment Project 1(b) (referred to herein as the "Project"); and, WHEREAS, there. has been prepared and approved by the Agency an Urban Renewal Plan for the Project, consisting of a Redevelopment Plan for Ocean Park Redevelopment Project 1(b) adopted January 17, 1961, by Ordinance No. 516 of the City, as amended January 26, 1965, by Ordinance No. 667 of the City, and September 12, 1972, by Ordinance No. 896 of the City; as it may be modified or amended in accordance with the provisions of the Community Redevelopment Law; and, WHEREAS, the Agency certified an Environmental Impact Report for the Project on July 13, 1976, by Resolution No. 334 (R.A.S.) of the Agency; and, VTHEREAS, the Agency proposes to enter into a DisAOSition and Development Agreement with the United States Condominium Corporation for the sale of certain land within the Project (generally, the area bounded by Neilson Way, Barnard Way, Ocean Park Boulevard, and the proposed Agreement), and the development of said land (hereinafter, the "Property") for uses in accordance with the Redevelopment Plan; and, WHEREAS, the California Redevelopment Law (Section 33431) requires that a public hearing be held prior to the sale of any project land. NOW, THEREFORE, THE REDEVELOPMENT AGF,NCY OF THE CITY OF SANTA DSONICA DOES RESOLVE AS FOLLOWS: SECTION 1. A public hearing of the Redevelopment Agency of the City of Santa Monica is set for June 24, 1980, at 7:00 p.m., to be held jointly with the public hearing of the City Council of the City of Santa Monica. SECTION 2. The Agency shall consider the proposed 0 disposition of real property in the Ocean Park Redevelopment Project 1(b) to the United States Condominium Corporation. SECTION 3. The Secretary of the Agency shall cause notice of this hearing to be published in the Evening Outlook, a necaspaper of general circulation, on the 10th day of June 1980, and on the 17th day of June 1980, for the purpose of giving interested persons an opportunity to be heard on the matter to be considered. SECTIOPI 4. The Secretary shall certify to the adoption of this resolution, and thenceforth and thereafter the same shall be in full force and effect. ADOPTED and APPROVED this day of 1980.
