SUBJECT: Award of contract to Kraus Construction in the amount
of $26,400 for the Addition of Exiting Doors and Stairs
at the Civic Auditorium
Introduction
°This report requests that the City Manager may be authorized to
enter into a contract with Kraus Construction in the amount of
$26,400 for the addition of exiting doors and stairs at the Civic
Auditorium.
Background
In FY1984-85 the City Council approved $450,602 for the expansion
of the Civic Auditorium which included enlarging the lobby area
and adding exiting doors in order to increase capacity. However,
after studying the future potential utilization of the Civic
Auditorium property, it was staff's recommendation that the scope
of the project be reduced until the overall use for the property
had been decided. The revised project eliminates the expansion
of the lobby but still provides for additional emergency exiting
doors, as well as stairs, along the west side of the building.
These improvements, which are needed for compliance with the
Santa Monica Building Code, will allow for a safer facility. The
plans and specifications are complete and the project is ready to
be constructed.

Staff believes that expediting the award of a contract for the
work will allow the project to proceed prior to several upcoming
revenue producing events.
Staff requested and received proposals from contractors currently
under contract with the City for other projects:
Kraus Construction $26,400
B. G. Construction Inc. $41,300
Mohammad Sadeghian $48,200
It is recommended that a contract in the amount of $25,400 be
awarded to Kraus Construction for the addition of exiting doors
and stairs at the Civic Auditorium. An additional $3,000 should
also be encumbered for contingencies for a total of $29,400.
Budget/Financial Impact
Appropriation authority is available in Account No.
32-74U-521-000-906.
Recommendation
Staff is recommending that the City Manager may be authorized to
enter into a contract with Kraus Construction in the amount of
$25,400 for the addition of exiting doors and stairs at the Civic
Auditorium and to encumber $3,000 for contingencies for a total
of $29,400.
