INTRODUCTION This report transmits for City Council approval a Final Parcel Map Reverting to acreage a twenty unit condominium tract map, Tract 39977. Pursuant to streamlined City procedures for rever- sions to acreage, no public hearing on a Tentative map is held by the Planning commission. The City Council conducts the only hearing on a reversion to acreage Parcel Map. This Final Map has been noticed for a public hearing by the Council. PARCEL MAP ADDRESS DEVELOPER LOTS TPM 18721 100 pico Blvd. R.E. International 1 BACKGROUND The proposed parcel map is being processed for the sole purpose of extinguishing a condominium tax lien recorded as part of a now defunct 20 unit condominium project. The project was originally approved by the Planning Commission on March 17, 1980, and by the city Council on July 14, 1981 (Resolution 6317(ccs)). The prop- erty has since been approved (DR 325, EIA 814 and CUP 417) for development with a 196 room hotel, and the subject reversion to - 1 - ,- .13 .lJN 1 4 196& acreage was a condition of that approval. The legal effect of the reversion to acreage will be to restore the property to its pre-condominium un subdivided status. Pursuant to required findings for reversion to acreage (Califor- nia Government Code 66499.16) there is no dedication or offer of dedication which will be vacated or abandoned by the reversion to acreage, and all owners of an interest in the real property within the subdivision have consented to the reversion. The environmental consequences of the proposed subdivision and the 196 room hotel have been previously considered in the One pico Environmental Impact Report. The proposed subdivision is in conformance with all state and local laws and regulations and applicable General Plan Elements. The project has been approved by the Los Angeles County Engineer's Office and certified by the city Engineer for conformance with the Subdivision Map Act and local ordinances. BUDGET/FISCAL IMPACT The recommendation presented in this report does not have a bud- get of fiscal impact. Pursuant to California Government Code 66499.l6, there is no dedication or offer of dedication necessary for pres- ent or prospective public purposes which will be vacated or aban- doned by the reversion to acreage and all owners of an interest in the real property within the subdivision have consented to the reversion. SECTION 2. That Tract No. 39977 in the city of Santa Monica be and is hereby reverted to acreage. SECTION 1. That the Map of Tract No. 18721 in the city of Santa Monica be and the same hereby is accepted and approved. SECTION 2. That the City Clerk hereby is authorized and directed to endorse upon the face of said Map this order authen- ticated by the Seal of the city of Santa Monica. SECTION 3. That the City Clerk shall certify to the adop- tion of this Resolution, and thenceforth and thereafter the same shall be in full force and effect.
