SUBJECT: Resolution Approving Final Tract Map No. 49708 for Tenant Participating
Conversion TPC-260 at 2101 Ocean Avenue.
INTRODUCTION
This report recommends that the City Council approve a Final Tract Map for the following
condominium project. The Vesting Tentative Tract Map was approved by the Planning
Commission on December 2, 1992.

BACKGROUND
After a public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Tract Map for the above project on
December 2, 1992. The action of the Planning Commission was based on its findings that
the proposed subdivision will have no significant environmental impact and is in
conformance with all state and local laws and regulations, and applicable General Plan
Elements. The Final Map conforms to the Tentative Map. The applicant filed for a Final
Tract Map with the County Engineer and City Engineer in a timely manner. This filing
vested the rights of the tentative map. However, legal issues regarding ownership delayed
the filing of the Final Tract Map application for Council review. After review by the City
Attorney’s office, the Final Tract Map is now being forwarded to Council for approval. The
License Division reports that the developer has agreed to pay the condominium tax. The
project has been approved by the Los Angeles County Engineer’s office and certified by
the City Engineer for conformance with the Tentative Map and conditions thereon, the
Subdivision Map Act and local ordinances. The City Attorney's office has approved the
Covenants, Conditions and Restrictions for the Final Map as complying with the conditions
of the Tentative Map and applicable laws.
There are no required offsite improvements; therefore, no Subdivision Improvement
Agreement is associated with the Final Map.
BUDGET/FINANCIAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Tract Map No. 49708.

ACCEPTING AND APPROVING
A FINAL SUBDIVISION MAP FOR TRACT NO. 49708
TO SUBDIVIDE A PROPERTY AT 2101 OCEAN AVENUE
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That the Final Map for Tract No. 49708 in the City of Santa Monica
hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and directed to endorse
upon the face of said Map this order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption of this Resolution,
and thenceforth and thereafter the same shall be in full force and effect.
