SR-404-007 (18) PCD:SF:AS:LB:\f:\plan\share\council\fm\FM25566.wpd Council Mtg: February 10, 2004 Santa Monica, California TO: Mayor and City Council FROM: City Staff SUBJECT: Resolution Approving Final Parcel Map No. 25566 for 2012-24 Main Street and 2021-29 Main Street. INTRODUCTION This report transmits for City Council approval a Final Tract Map for two mixed-use projects located at 2012-24 Main Street project and 2021-29 Main Street project. The Vesting Tentative Parcel Map was approved by the City Council on February 26, 2002. PARCEL MAP ADDRESSES SUBDIVIDER No. 25566 2012 and 2021 Main Street 2000 Main Street LLC. BACKGROUND The 2021-29 Main Street project (the East Project) currently consists of two distinct parcels. The 2012 Main Street project site currently consists of 6 distinct parcels, including a City-owned parcel, which through negotiation was purchased by the applicant. After public hearing and careful review of the record and staff recommendations, on February 26, 2002 the City Council approved Vesting Tentative Map 25566 that will create a parcel of 18,000 square feet for the East Project and a parcel of 45,152 square feet for the West Project. The action of the City Council was based on its findings that the proposal to merge the existing parcels at the two project sites in order to create 2 single parcels will have no significant environmental impact and is in conformance with all State and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The project has been approved by the Los Angeles County Engineer's office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. There are no required offsite improvements and therefore no Subdivision Improvement Agreement associated with the Final Map. BUDGET/FISCAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the Final Map be approved by adoption of the accompanying resolution.
