INTRODUCTION This report recommends that the City Council approve a Final Tract Map for the following condominium project. The Vesting Tentative Tract Map was approved by the Planning Commission on February 19, 2003. TRACT MAP ADDRESS SUBDIVIDER UNITS 53565 212 Marine Street Palisades Dev. Group 25 BACKGROUND After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Tract Map for the above project on February 19, 2003. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all applicable state and local laws and regulations, and General Plan Elements. The Final Map conforms to the Vesting Tentative Map. The License Division reports that the developer recorded (No. 03-2741129) a lien against the subject property on September 17, 2003 to assure payment of the $21,000 condominium tax is guaranteed to the City. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Vesting Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. The City’s Civil Engineering Division has advised that no offsite improvements are necessary and, therefore, no off-site subdivision improvement agreement has been prepared. BUDGET/FISCAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Tract Map No. 53565. INTRODUCTION This report recommends that the City Council approve a Final Tract Map for the following condominium project. TRACT MAP ADDRESS SUBDIVIDER UNITS 53565 212 Marine Street Sailhouse, LLC 25 BACKGROUND This supplemental staff report has been prepared because the applicant, Palisades Development Group, has transferred ownership of the subject project to another entity known as Sailhouse, LLC. The principals of Sailhouse, LLC are the same as Palisades Development Group. The project’s scope and final map are otherwise the same as previously approved by the Planning Commission. 3 BUDGET/FISCAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Tract Map No. 53565.
