INTRODUCTION This report recommends that the City Council approval a Final Parcel Map for the following condominium project. The Vesting Tentative Parcel Map was approved by the Planning Commission on December 6, 2004. PARCEL MAP ADDRESS SUBDIVIDER UNITS No. 060641 403 Idaho Avenue James Robert Porter 2 BACKGROUND After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Parcel Map for the above project on December 6, 2004. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all state and local laws and regulations, and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The developer must pay the condominium tax prior to certificate of occupancy in the amount of $2,000. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. The City Engineer’s office has determined that no agreement is required for off-site improvements. A condition of approval to the Final Map # 060641 will be an agreement th between the property owners of 403 Idaho Avenue, Jim Porter, and 857 4 Street, Randy th Rezen, to relocate the sewer and water services to 857 4 Street. th The services to 857 4 Street currently run along the north property line of 403 Idaho Avenue and would be severed by the construction of the proposed subterranean garage at 403 Idaho Ave. The agreement is to be recorded with the Los Angeles County Recorder, and proof of recordation is to be shown to Planning & Community Development and Environmental & Public Works Management prior to the issuance of a building permit. BUDGET/FINANCIAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving 2 Final Parcel Map No. 060641. (CCS) (City Council Series) A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SANTA MONICA ACCEPTING AND APPROVING A FINAL SUBDIVISION MAP FOR PARCEL NO. 060641 TO SUBDIVIDE A PROPERTY AT 403-405 IDAHO AVENUE THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS FOLLOWS: SECTION 1. That the Final Map for Parcel No. 060641 in the City of Santa Monica hereby is accepted and approved. SECTION 2. That the City Clerk hereby is authorized and directed to endorse upon the face of said Map this order authenticated by the Seal of the City of Santa Monica. SECTION 3. That the City Clerk shall certify to the adoption of this Resolution, and thenceforth and thereafter the same shall be in full force and effect.
