SUBJECT: Recommendation to Adopt a Resolution Approving Final Parcel Map No.
24932 to Permit the Airspace Subdivision of a Site located at 2730 Wilshire
Boulevard and 1232 Harvard Street.
INTRODUCTION
This report recommends that the City Council approve a Final Parcel Map to permit the
airspace subdivision of a site located at 2730 Wilshire Boulevard and 1232 Harvard Street.
BACKGROUND
Tentative Parcel Map No. 24932 was approved by the Planning Commission on September
16, 1998. This approval allowed the airspace subdivision of a site which contains an
existing six-story office building and a two-story, 16-unit apartment building with one level
of at-grade parking and two levels of subterranean parking. The subdivision creates two
parcels: Lot 1 includes the existing six-story commercial building and a portion of the
existing parking structure. Lot 2 includes the airspace envelope containing the existing
residential apartment building above the parking structure, and a portion of the lower level
of the parking structure. No new development or addition of floor area is included with this
approval.

The action of the Planning Commission was based on its findings that the proposed
subdivision will have no significant environmental impact as it was found to be exempt from
the California Environmental Quality Act (CEQA) pursuant to Class 5 in that the airspace
subdivision is a minor alteration to land use limitations that does not result in any changes
in land use or density for the existing office and apartment buildings.
DISCUSSION
The Final Parcel Map conforms to the Tentative Parcel Map. The project has been
approved by the Los Angeles County Engineer’s office and certified by the City Engineer
for conformance with the Tentative Parcel Map and conditions thereon, the Subdivision
Map Act and local ordinances. The City Attorney's office has approved an Agreement
Imposing Restrictions on Real Property complying with the conditions of the Tentative
Parcel Map and applicable laws.
According to the City Engineer, a Subdivision Improvement Agreement was not required
for this project.
BUDGET/FISCAL IMPACT

The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council approve the Final Parcel Map No. 24932 by
adoption of the accompanying resolution.

ACCEPTING AND APPROVING FINAL PARCEL MAP NO.
24932 TO PERMIT THE AIRSPACE SUBDIVISION
OF A SITE LOCATED AT 2730 WILSHIRE BOULEVARD
AND 1232 HARVARD STREET
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That Parcel Map No. 24932 in the City of Santa Monica hereby is
accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and directed to endorse
upon the face of said Map this order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption of this Resolution,
and thenceforth and thereafter the same shall be in full force and effect.
