INTRODUCTION
This report transmits for city Council approval a Final Parcel
Map for a two-lot land division and a Final Tract Map for a
Ten-Unit Condominium. The Tentative Parcel Map was approved by
the Planning Commission on January 6, 1986, and the Tentative
Tract Map was approved by the Planning Commission on April 7,
1986.

BACKGROUND
After public hearing and careful review of the record and staff
recommendations, the city Planning Commission approved the
Tentative Maps for the above land division and condominiums as
noted above. The actions of the Planning commission were based
on findings that the proposed subdivisions would cause no

substantial environmental damage and are in conformance with all
state and local laws and regulations and applicable General Plan
Elements.
The Final Maps conform to the Tentative Maps; the License
Division reports that the developer has agreed to pay the
condominium tax for Final Tract Map 44134. Both projects have
been approved by the Los Angeles County Engineer I s office and
certified by the City Engineer for conformance with the Tentative
Maps and conditions thereon, the Subdivision Map Act and local
ordinances.
The City Attorney's office has approved the
covenants, conditions and restrictions for Final Tract Map 44134
as complying with the conditions of the Tentative Tract Map 44134
and applicable laws.
BUDGET/FISCAL IMPACT
The recommendations presented in this report do not have budget
or fiscal impacts.
RECOMM.ENDATION
It is respectfully recommended that both Final Maps be approved
by adoption of the accompanying resolutions.

MAP OF TRACT NO. 17146
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTIOK 1. That the Map of Tract No. 17146 in the C1ty of
Santa Monica be and the same hereby accepted and approved.
SECTION 2. That the City Clerk hereby 1S authorized and
directed to endorse upon the face of sa1d Map th1S order authen-
ticated by the Seal of the City of Santa Monica.
SECTION 3. That the C1 ty Clerk shall cert1fy to the adop-
tion of this Resolution, and thenceforth and thereafter the same
shall be 1n full force and effect.
