SR-12-13-2005 Council Mtg: December 13, 2005 Santa Monica, California TO: Mayor and City Council FROM: City Staff SUBJECT: Resolution Approving Final Tract Map No. 53800 for an Eight-Unit Condominium Project at 1311 Centinela Avenue. INTRODUCTION This report recommends that the City Council approve a Final Tract Map for the following condominium project. The Vesting Tentative Tract Map was approved by the Planning Commission on October 1, 2003 and by the City Council on appeal on November 25, 2003. TRACT MAP ADDRESS SUBDIVIDER UNITS No. 53800 1311 Centinela Avenue Centinela Townhomes, LLC 8 BACKGROUND After public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Map for the above project on October 1, 2003 and by the City Council on appeal on November 25, 2003. The action of the City Council was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all State and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The Business License Section reports that a lien has been recorded on the property as Instrument No. 05-2117365 to ensure payment of the condominium tax by the applicant. The project has been approved by the Los Angeles County Engineer's office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has approved the covenants, conditions and restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. The Civil Engineering and Architecture Division has advised that no offsite improvements are necessary and, therefore, no off-site subdivision improvement agreement has been prepared. BUDGET/FINANCIAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Tract Map No. 53800.
