SUBJECT: Resolution Approving Final Parcel Map No. 27110 for a 3-Unit Condominium
Project at 2702 Arizona Avenue.
INTRODUCTION
This report recommends that the City Council approve a Final Parcel Map for the following
condominium project. The Vesting Tentative Parcel Map was approved by the Planning
Commission on December 17, 2003.

BACKGROUND
After a public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Parcel Map for the above project on
December 17, 2003. The action of the Planning Commission was based on its findings
that the proposed subdivision will have no significant environmental impact and is in
conformance with all state and local laws and regulations, and applicable General Plan
Elements. The Final Map conforms to the Tentative Map. The Business License Division
reports that the developer paid the condominium tax on May 16, 2005 in the amount of
$3,000.00. The project has been approved by the Los Angeles County Engineer’s office
and certified by the City Engineer for conformance with the Tentative Map and conditions
thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has
approved the Covenants, Conditions and Restrictions for the Final Map as complying with
the conditions of the Tentative Map and applicable laws.
The City Engineer has concluded that no Subdivision Improvement Agreement is required
for off-site improvements as no such improvements are necessary.
BUDGET/FINANCIAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Parcel Map No. 27110

A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF SANTA MONICA
ACCEPTING AND APPROVING
A FINAL SUBDIVISION MAP FOR PARCEL NO. 27110
TO SUBDIVIDE A PROPERTY AT 2702 ARIZONA AVENUE
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That the Final Map for Parcel No. 27110 in the City of Santa Monica
hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and directed to endorse
upon the face of said Map this order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption of this Resolution,
and thenceforth and thereafter the same shall be in full force and effect.
