INTRODUCTION This report recommends transmits for City Council approval a Final Tract Map for the following condominium project. The Vesting Tentative Parcel Map was approved by the Planning Commission on November 19, 2003. PARCEL MAP ADDRESS SUBDIVIDER UNITS 27171 219 California Avenue Powai Lai 3 BACKGROUND After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Parcel Map for the above project on November 19, 2003. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all state and local laws and regulations, and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The Business License Division reports that a lien was recorded on February 2, 2005 with the County of Los Angeles as Instrument No. 05-0250524 in the amount of $3,000 to guarantee payment of the condominium tax by the developer. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. The City Engineer has concluded that no Subdivision Improvement Agreement is required for off-site improvements as no such improvements are necessary. BUDGET/FINANCIAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Parcel Map No. 27171. That the Final Map for Parcel No. 27171 in the City of Santa Monica hereby is accepted and approved. SECTION 2. That the City Clerk hereby is authorized and directed to endorse upon the face of said Map this order authenticated by the Seal of the City of Santa Monica. SECTION 3. That the City Clerk shall certify to the adoption of this Resolution, and thenceforth and thereafter the same shall be in full force and effect.
