INTRODUCTION This report recommends that the City Council approve a Final Parcel Map for the following condominium project. The Vesting Tentative Parcel Map was approved by the Planning Commission on March 16, 2005. Pursuant to Santa Monica Municipal Code (SMMC) Section 9.20.16.010 the City Council shall consider the final parcel map for approval. PARCEL MAP ADDRESS SUBDIVIDER UNITS st 061468 1228 21 Street Sandra Romano 4 BACKGROUND A parcel map is a depiction of the subdivision of a property. In the case of a condominium, a parcel map shows the air space subdivision of a parcel to allow for the individual ownership of the proposed units. After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Parcel Map for the above project on March 16, 2005. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all state and local laws and regulations, and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The Business License Division reports that the developer recorded a lien, Instrument Number 05-2201058 in the amount of $4,000 on September 13, 2005. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Engineers office reports that no off- site improvements are required. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. BUDGET/FINANCIAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Parcel Map No.061468.
