The Vesting Tentative Parcel Map was approved by the Planning Commission on October 6, 2004. PARCEL MAP ADDRESS SUBDIVIDER UNITS TH 26327 1237 24 Street Frank Lu 4 BACKGROUND After a public hearing and careful review of the administrative record and staff recommendations, the Planning Commission approved a Tentative Parcel Map for the above project on October 6, 2004. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all state and local laws and regulations, and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The License Division reports that the developer paid the condominium tax on January 6, 2005 in the amount of $4,000.00. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's office approved on February 25, 2005 the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. BUDGET/FINANCIAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Parcel Map No. 26327.
