SUBJECT: Resolution Approving Final Tract Map No.53464 for a 10-Unit Condominium

Project at 2512 28 Street.
INTRODUCTION
This report recommends that the City Council approve a Final Tract Map for the following
condominium project. The Tentative Tract Map was approved by the Council on November
26, 2003.

BACKGROUND
After public hearing and careful review of the record and staff recommendations, the
Council on appeal approved a Vesting Tentative Tract Map for the above project on
November 26, 2003. The action of the Council was based on its findings that the pro-
posed subdivision will have no significant environmental impact and is in conformance with
all State and local laws and regulations and applicable General Plan Elements.
The Final Map conforms to the Tentative Map. The License Division reports that the
developer had not yet paid the condominium tax in the amount of $10,000. The developer
will pay this amount prior to issuance of a building permit. The project has been approved
by the Los Angeles County Engineer’s office and certified by the City Engineer for
conformance with the Tentative Map and conditions thereon, the Subdivision Map Act and
local ordinances. The City Attorney's office has approved the Covenants, Conditions and
Restrictions for the Final Map as complying with the conditions of the Tentative Tract Map
and applicable laws.
The City’s Civil Engineering Division has advised that no offsite improvements are
necessary and, therefore, no off-site subdivision improvement agreement has been
prepared.
BUDGET/FINANCIAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Tract Map No. 53464.
