SUBJECT: Resolution Approving Final Tract Map No. 52827 for a 6-Unit Condominium
Project at 750 21 Street.

INTRODUCTION
This report recommends that the City Council authorize the City Manager to transmit for
City Council approve a Final Tract Map for the condominium project listed below. The
Tentative Map was approved by the Planning Commission on May 19, 1999.

BACKGROUND
After public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Parcel Map for the above project on
May 19, 1999. The action of the Planning Commission was based on its findings that the
proposed subdivision will have no significant environmental impact as it was found to be
exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15303

Class 3(b) and is in conformance with all State and local laws and regulations and
applicable General Plan Elements.
The Final Map conforms to the Tentative Map. The License Division reports that the
developer has agreed to pay the condominium tax. The project has been approved by the
Los Angeles County Engineer’s office and certified by the City Engineer for conformance
with the Tentative Map and conditions thereon, the Subdivision Map Act and local
ordinances. The City Attorney's office has approved the covenants, conditions and
restrictions for the Final Map as complying with the conditions of the Tentative Map and
applicable laws.
No Subdivision Improvement Agreement has been required by the City Engineer’s office
for this project.
BUDGET/FISCAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Tract Map No. 52827.

ACCEPTING AND APPROVING FINAL TRACT MAP NO. 52827
TO SUBDIVIDE A PROPERTY AT 750 21st STREET
FOR CONDOMINIUM PURPOSES
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That Final Tract Map No. 52827 in the City of Santa Monica is
hereby accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and directed to endorse
upon the face of said Map this order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption of this Resolution,
and thenceforth and thereafter the same shall be in full force and effect.
