Subdivision Improvement Agreement, and Adopt a Resolution Approving

Final Tract Map No. 52906 for a 8-Unit Condominium Project at 849-853 14
Street.
INTRODUCTION
This report recommends that the City Council authorize the City Manager to negotiate and
execute a Subdivision Improvement Agreement and transmits for City Council approval a
Final Tract Map for the following condominium project. The Tentative Map was approved
by the Planning Commission on March 15, 2000.

BACKGROUND
After public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Tract Map for the above project on
March 15, 2000. The action of the Planning Commission was based on its findings that
the proposed subdivision will have no significant environmental impact and is in
conformance with all State and local laws and regulations and applicable General Plan
Elements. The Final Map conforms to the Tentative Map. The License Division reports
that the developer has agreed to pay the condominium tax. The project has been
approved by the Los Angeles County Engineer’s office and certified by the City Engineer
for conformance with the Tentative Map and conditions thereon, the Subdivision Map Act
and local ordinances. The City Attorney's office has approved the covenants, conditions
and restrictions for the Final Map as complying with the conditions of the Tentative Map
and applicable laws.
The applicant has signed the Subdivision Improvement Agreement, stating their agreement

The improvements include paving the full width of the alley adjacent to the project and
replacing portion of the sidewalk. The agreement has been approved as to content by the
City Engineer and as to form by the City Attorney.
BUDGET/FISCAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council authorize the City Manager to negotiate and
execute the Subdivision Improvement Agreement and adopt the accompanying resolution
approving Final Tract Map No. 52906.
