Recommended Action It is recommended that City Council adopt a resolution approving a Final Parcel Map for a proposed three-unit condominium project located at 2316 Third Street. Executive Summary The applicant, Daniel Ganezer, is seeking approval of a final parcel map for an air space subdivision associated with a proposed 3-unit condominium project located at 2316 Third Street. Discussion After public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Vesting Tentative Parcel Map for the above project on January 19, 2005. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and 1 is in conformance with all State and local laws and regulations and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The License Division reports that a lien through Instrument No. 05-2519317 has been recorded with the Los Angeles County Recorder to ensure the payment of the condominium tax. The project has been approved by the Los Angeles County Engineer's office and certified by the City Engineer for conformance with the Tentative Map and conditions thereon, the Subdivi- sion Map Act and local ordinances. The City Attorney's office has approved the covenants, conditions and restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. According to the City Engineer, no off-site improvements are required. Budget/Financial Impact There are no budget impacts associated with the proposed project.
