SUBJECT: Agreement for Completion of Public Improvements and Resolution Approving
Final Parcel Map No. 26933 for a 4-Unit Condominium Project at 914 Fifth
Street.
INTRODUCTION
This report recommends that the City Council transmits for City Council approval a Final
Parcel Map for the following condominium project and authorize the City Manager to
negotiate and execute an Agreement for Completion of Public Improvements. The Vesting
Tentative Parcel Map was approved by the Planning Commission on September 17, 2003.

BACKGROUND
After a public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Vesting Tentative Parcel Map for the above project on
September 17, 2003. The action of the Planning Commission was based on its findings
that the proposed subdivision will have no significant environmental impact and is in
conformance with all state and local laws and regulations, and applicable General Plan
Elements. The Final Map conforms to the Tentative Map. The Business License Division
reports that the developer paid the condominium tax on August 15, 2005 in the amount of
$4,000. The project has been approved by the Los Angeles County Engineer’s office and
certified by the City Engineer for conformance with the Tentative Map and conditions
thereon, the Subdivision Map Act and local ordinances. The City Attorney's office has
approved the Covenants, Conditions and Restrictions for the Final Map as complying with
the conditions of the Tentative Map and applicable laws.
The applicant has signed the Subdivision Improvement Agreement, stating his agreement
with the City to complete the required public improvements at the expense of the applicant.
The improvements include reconstruction of 1,000 square feet of Fifth Court alley. The
agreement has been approved as to content by the City Engineer and as to form by the
City Attorney.
BUDGET/FINANCIAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Parcel Map No. 26933 and authorize the City Manager to negotiate and execute the
Subdivision Improvement Agreement.
