INTRODUCTION This report recommends that the City Council approve a Final Parcel Map for the following condominium project. The Tentative Parcel Map was approved by the Planning Commission on November 20, 2002 and became effective on December 1, 2002. PARCEL MAP ADDRESS SUBDIVIDER UNITS 26325 2411 Fourth Street Paul Arnoldi 3 BACKGROUND After a public hearing and careful review of the record and staff recommendations, the Planning Commission approved a Tentative Parcel Map for the above project on November 20, 2002. The action of the Planning Commission was based on its findings that the proposed subdivision will have no significant environmental impact and is in conformance with all state and local laws and regulations, and applicable General Plan Elements. The Final Map conforms to the Tentative Map. The Business License Section reports that the developer paid the condominium tax on September 1, 2004 in the amount of $3,000.00. The project has been approved by the Los Angeles County Engineer’s office and certified by the City Engineer for conformance with the Tentative Map and its conditions of approval, the Subdivision Map Act and local ordinances. The City Attorney's office has approved the Covenants, Conditions and Restrictions for the Final Map as complying with the conditions of the Tentative Map and applicable laws. BUDGET/FINANCIAL IMPACT The recommendation presented in this report does not have a budget or fiscal impact. RECOMMENDATION It is recommended that the City Council adopt the accompanying resolution approving Final Parcel Map No. 26325.
