SUBJECT: Resolution Approving Final Tract Map No. 53246 for a 5-Unit Condominium
Project at 1027 Tenth Street.
INTRODUCTION
This report recommends that the City Council approve a Final Tract Map for the following
condominium project. The Tentative Tract Map was approved by the Planning
Commission on October 10, 2001, and extended on March 3, 2004.

BACKGROUND
After a public hearing and careful review of the record and staff recommendations, the
Planning Commission approved a Tentative Tract Map for the above project on October
10, 2001, and extended the Tentative Tract Map on March 3, 2004. The action of the
Planning Commission was based on its findings that the proposed subdivision will have no
significant environmental impact and is in conformance with all applicable state and local
laws and regulations, and General Plan Elements. The Final Map conforms to the
Tentative Map. The License Division reports that the developer had not yet paid the
condominium tax in the amount of $5,000. The developer will pay this amount prior to
March 23, 2004, or will enter into a condominium tax lien agreement with the City for the
required amount. The project has been approved by the Los Angeles County Engineer’s
office and certified by the City Engineer for conformance with the Tentative Map and
conditions thereon, the Subdivision Map Act and local ordinances. The City Attorney's
office has approved the Covenants, Conditions and Restrictions for the Final Map as
complying with the conditions of the Tentative Tract Map and applicable laws.
The City’s Civil Engineering Division has advised that no offsite improvements are
necessary and, therefore, no off-site subdivision improvement agreement has been
prepared.
BUDGET/FINANCIAL IMPACT
The recommendation presented in this report does not have a budget or fiscal impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Tract Map No. 53246.

OF THE CITY OF SANTA MONICA
ACCEPTING AND APPROVING
A FINAL SUBDIVISION MAP FOR TRACT NO. 53246
TO SUBDIVIDE A PROPERTY AT 1027 TENTH STREET
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That the Final Map for Tract No. 53246 in the City of Santa Monica
hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and directed to endorse
upon the face of said Map this order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption of this Resolution,
and thenceforth and thereafter the same shall be in full force and effect.
