SUBJECT: Resolution Approving Final Parcel Map No. 25564 for a 2-Unit Condominium

Project at 2424 7 Street.
INTRODUCTION
This report recommends that the City Council approve a Final Parcel Map for the following
condominium project. The Vesting Tentative Parcel Map was approved by the Planning
Commission on February 6, 2002.

BACKGROUND
After a public hearing and review of the record and staff recommendations, the Planning
Commission approved a Vesting Tentative Parcel Map for the above project on July 7,
1999. However, the tentative map expired. A new Vesting Tentative Parcel Map
application was filed and the Planning Commission approved the map again on February
6, 2002. The action of the Planning Commission was based on its findings that the
proposed subdivision will have no significant environmental impact and is in conformance
with all state and local laws and regulations, and applicable General Plan Elements. The
Final Map conforms to the Tentative Map. The developer must pay the condominium tax in
the amount of $2,000. This tax is payable prior to Certificate of Occupancy. The project
has been approved by the Los Angeles County Engineer’s office and certified by the City
Engineer for conformance with the Tentative Map and conditions thereon, the Subdivision
Map Act and local ordinances. The City Attorney's office has approved the Covenants,
Conditions and Restrictions for the Final Map as complying with the conditions of the
Tentative Map and applicable laws.
BUDGET/FISCAL IMPACT
The recommendation presented in this report does not have a budget or financial impact.
RECOMMENDATION
It is recommended that the City Council adopt the accompanying resolution approving
Final Parcel Map No. 25564.

A FINAL SUBDIVISION MAP FOR PARCEL NO. 25564

TO SUBDIVIDE A PROPERTY AT 2424 7 STREET
THE CITY COUNCIL OF THE CITY OF SANTA MONICA DOES RESOLVE AS
FOLLOWS:
SECTION 1. That the Final Map for Tract No. 25564 in the City of Santa Monica
hereby is accepted and approved.
SECTION 2. That the City Clerk hereby is authorized and directed to endorse
upon the face of said Map this order authenticated by the Seal of the City of Santa Monica.
SECTION 3. That the City Clerk shall certify to the adoption of this Resolution,
and thenceforth and thereafter the same shall be in full force and effect.
