SUBJECT: Recommendation to Adopt Resolution Approving Final Par-
cel Map for 1723 Fourth Street.
INTRODUCTION
This report transmits for City council approval a Final Parcel
Map creating a single parcel of 2.23 acres from the 29.85 acre
School District site. The Tentative Parcel Map was approved by
the Planning Commission on November 10, 1986.

BACKGROUND
After a public hearing, and careful review of the record and
staff recommendations, the Planning Commission approved Tentative
Parcel Map 18134, on November 10, 1986. The subject parcel map
creates a single 2.23 acre parcel for a new hotel and commercial
complex previously approved by City Council, on appeal, on May 6,
1986 (DR 305 and CUP 390) and refined by the Planning commission
on July 7, 1986. State law requires that a property division
exist between the high school site and the hotel and commercial
center site. since existing property lines do not coincide with
the hotel and commercial center site, the subject parcel map is

necessary in order for the project to proceed. The remainder of
the school district site, approximately 27.62 acres, will remain
as one parcel.
The Final Map has been approved by the Los Angeles County En-
gineerts office and certified by the City Engineer for confor-
mance with the Tentative Map and conditions thereon, the Subdivi-
sian Map Act and local ordinances.
BUDGET/FISCAL IMPACT
The recommendation presented in this report does not have a bud-
get or fiscal impact.
RECOMMENDATION
It is respectfully recommended that the Final Map be approved by
adoption of the accompanying resolution.
