Dear Sirr
In regards to our lease at 264 Santa Monica Pier, 'We 'Would like to make the
following request.
In 60 far as our present investoent in this city property now exceeds $135.000
due to the extensive i:nprove:!!le:lts and addit:!.ons we have made to the existing
building, we feel that a 20-year lease would be adequate in order for us to
recover our investment.
This would also ,,11 ow us to go ahead with further plans of expansion and improve-
ments to this city property.
Your action on this matter will be greatly appreciated.
Very truly yours,

This situatIOn of our unreasonably hlg~l mirlPT'U"ll rentan has been caused by a number

First, '.vI" wisn to state that we '-:2ve hcreased our volume in sDite of the City

Dear Mayor and Members of the City Council:
We, the POWERHOUSE GROUP, would lLke to request a
hearing before the Santa Monica City Council at LtS earlLest
avaLlable opportunity, preferably on the agenda for the June
24th meetLng.
We are proposing a multLmedLa entertaLnment and cultural
center to be operated in a building on the Santa MonLca PLer
(the old bowlLng alley bULldLng--Lease 2A,) which presently
houses THE ART NOVELTIES (plaster statue) shop.
The summer tourist season is agaLn upon us and Santa
MonLca's most prestigious landmark LS more depressLng than Lt
was last year. We, as concerned and Lnterested Santa Monica
resLdents, would lLke to start work as soon as possible, Ln
order to take advantage of thLs summer season's tourist trade.
Our program Lncludes a multimedLa theatre, whLch would
seat 48 people and feature a show three tLmes every hour. The
shows would be based on a biographical program of Santa Monica
and the colorful history of the beach communities and their
amusement p~ers of WhLCh the Santa MonLca Pier LS the last re-
malnLng one.
Along with the theatre, we have planned two 12-seat
simulators, which represent the latest developments in audLo-
vlsual entertalnment.
In the evenlng, our 48-seat theatre would be used as a
showcase for medla arts exhlbLt5--many of whLch are beLng created
in studios in the Santa Monlca and VenLce areas.
The POWERHOUSE GROUP 15 a partnersh1p of three local
Santa MonLca res1dents: Douglas Badt, Ry Hay, and Douglas Rosen.
Our goals are to restore the exterlor of the bUlldlng, to pro-
vlde low to moderate income entertainment for pier visltors;
to lnform tourlsts about our local envlronment; and to create
a space that provides a rneanLngful cultural exchange for Santa
Monlca resldents during the evenlng hours.
