BACKGROUND
After publ~c hearing and careful review of the record and staff recommendat~ons, the
Planning Comm~ssion approved a Vesting Tentati~e Map for the above pro~ec# on A~rii 2,
1997 The action of the Planning Comm~ssion was based on its find~ngs that the proposed
subdivision w~~i have no s~gnifGCant env~ronmental impact and is in conformance with all
State and Iocal laws ar~d regulations and applicable Genera! Plan Elements
The F~na1 Map conforms to the Tentati~e Map The License Divis~on reports that the

developer has agreed to pay the condominium tax The pro~ect has been approved by the
Las Angeles County Engineer's office and certified by the City Eng~neer far conformance
with the Tentat~ve Map and conditions thereon, the Subdivision Map Act and local
ordinances The City Attor~ey's office has approved tMe co~enants, conditions and
restr~ct~ans far the ~inal Map as complymg with the cond~tians af the Tentative Map and
applicable laws
The appiicant has signed the Subciivision ]mpro~ement Agreement, statmg their agreement
with the City fo compiete the required pubf ic improvemenfs at the expense of the app(icant
The agreement has beer~ approved as to ca~tent by the City Engineer and as to form by
the C~ty Attorney
