Regarding #he subdiv~sion of the 101 5 ft. x 218 ft lot at 502 Georgina Ave.
My wife and I are apposed the subd~vi.s~c~n of the few remauiing large lots in the city
When these lots are split, the two new lots w~l not be "C~eat Lots" They will be the
ordutary lc~t for a house and g,arage, which can, and should be butlt on a 50 ft. x 15U ft.
lot. If the lot was onty 150 ft. or less m depth I wou~d agree that it sho~d be divided.
I think that the city woutd beneft if th~s lot was built up to ~ts potential; an estate
w~ith laige house, tensus court, poot and a~1 that it takes tn bring prestige and a large
tax base.

We are writing to voice our strong ob~ection to the request to subdivide
the lot at 50Z Georgina Ave. lt is our belie# that the spl~tting of lots
north of Montana Ave. is a su~-e fire prescription to destroy the historic
integrrty of this ne~gl~borhood. While this appl~cation is being considered
there are #our homes on our b~ock of Georgina that are undergoing
re~ovat~on. All four of t~ese propertEes are ma~ntaining the ambiance and
character of the community. 4ur street and the neighboring streets are an
asset ta ~he entire city. Although we obv~ously have a personai interest in
preserv~ng the historic nature of our street, we fee! that the community
at large en~oys and appreciates Georgina Avenue. We have s~ven children,
they have all attended and still do attend Santa Monica schools, it rs
important to o~r fam~ly ~hat Santa Mor~ica not become Manhattan. Allow,
please for or~e part of town to have some air between the aufld~ngs.
Our house was b~ilt ir~ 1906. Generations have ber~efitted from it's
architecturai her~tage and tF~e streets beauty. We hope that you will allow
future generat~ons that same pleasure.

We strongly oppose any subchvision in this area. Ever since its inception and thraugh
all its hYStory, ~hese large lots have given tlvs Palisades Tract of Santa Monica a uxuque
char~n, beauty, and the special attract~on that lets Santa Monica campare i#self to same of
the most beantiful places on earth.
In the distant past so~ne lots were subdivided, with disma~ results. There have been no
subdi~isions that we knaw of ix~ the al~most 30 years we have lived here. We also heaz
now that another lot a few houses down is applying for demalitron and may also ask for
subdivisian.

beautiful~y tandscaped place It w~ll be very unfortunate ~f the landscape of the avenue should be
c~anged
The person that ~~st bougt~t the land cou~d get the very same value (eve~ more} if they
built one large beautifut home ~nstead of the planned two smaller dwellings A~ the recent
construct~an ~n the ne~ghborhood has consisted of larger, single dwell~ngs T"hts has ~ncreased the
home values for the enhre neighbor~eaod I'~n sure the rest of my long estabhshed neighbors
would l~ke to see this trend continue Also, two dwel~gs would add to the congest~on of
onstrcet parking ~t is not clear if the new dweWngs would have the~r own off street parlang or
garages an the laad

Sa~ta N1~ontca, changed the f~ront an~ s~de set ba~ck~ for new conswction to discau~raage tho 6,UQ0
square fcet p~us ~ouses from being large sEUCCO boxes 1Vl~i~~i~ning t6e ~oug term ~nt~r~ty
of 5anta Monica was the focua, desp~te the developers.
Ten years later it ~s st~ll rhe same issue. Does a develc~er have the nght, in a hot marlcet, to take a
historic area that has ma~ntained these ra~e larger lots since the eac~ly 1900's a.nd pextn~cntly change

configuration, (6) traffic access, {7} grading, {8) lanc! to be cledicated for park or

pian and canfiguration of the entEre subdivision ~s may be necessary to ensure
