All praperty in ~he C3 District shall be developed in accordance with the following standards: (a) Maximum Building Height. Three stories, not to exceed forty-~ive feet, except for the ~ollawing: fz? For parceZs in ~he area bau~ded by 5th Court, 6th Court. Colorada Avenue and Wilshire Baul~vard, the maximum height shall be five stories, six~y feet provid~d there is no retail above the first floor and only resident~al us~s above the secand f2aor. (2} For parcels in the area bounded by 6th Court, 7th Court, Colorado Avenue and Wilshire Boulevard and the north side af Wilshire - Boulevard be~ween 2nd Street and 7th Street, the maximum height shall be faur staries, fifty feet provided there is no retai~ above the first floor and only residential uses above the second floor. There shall be no limi~ation on the number af stories of any hotel, detached parking structure, or structure containing a~ least one f3oor of 5 residential use, sa long as the height does not exceed the maximum number of feet permitted in this Section. (b) Maximum Finor Area Ratio. 2.0, except that in the area bounded by 5th Court, 7th Court, Colorado Avenue and Wi~shire Boulevard, and the area an the north side of Wilshire Soulevard between 2nd Street and 7th Street, the FAR tor commercial sq~are footage shall not exceed 1.5.
