Hensley 6 BACKGROUND The City Planning Commisslon approved the Tentative Map and the Ten- ant-Partl.cl.pating Conversion for the above project on September 29, 1993, after a publlc hearing and a careful review of the record and staff recommendations. The actlon of the Planning Commisslon was based on the Comm~SSlon's flndlngs that the proposed Tenant- Participating Conversion meets the requirements of Article XX of the City Charter and that the proposed subd~vlsion is conSlstent w~th applicable general and speclfic plans as adopted by the City of Santa Monlca along with all mandatory requlrements of the subdivlslon Map Act of the State of Callfornia. If and as units ln the project are sold In the future, Tenant-Particlpating Conversion Taxes wlll be collected pursuant to the provls1ons of Artlcle XX of the City Charter and some lncreased property tax revenues may be generated. RECOMMENDATION It is respectfully recommended that the Flnal Map for this Tenant- Particlpating Conversion be approved by adoptlon of the accompanYlng resolution.
